Net leases can shift property expenses to tenants, but the landlord still depends on tenant health and the property's ability to attract a replacement user.

Read the actual lease

A net lease assigns specified property costs to the tenant. In a triple net arrangement, taxes, insurance and maintenance are generally tenant responsibilities, but contracts and exceptions differ. The landlord may retain structural obligations or other exposures. A label is not a substitute for the allocation of costs in the agreement.

A contractual rent is only as strong as collection

Review tenant credit, business trends and rent coverage where disclosed. A profitable tenant at company level can still operate a weak individual location. Conversely, a useful location may attract another operator if the current tenant fails. Evaluate both the tenant and the property's alternative use.

Consider inflation and lease duration together

A long lease with modest fixed increases offers different economics from one with inflation linked adjustments, caps or periodic market resets. Rising costs or capital requirements may not be matched by rent growth. A contractual escalator is not evidence that real purchasing power will always be maintained.

Calculate a simple rent coverage signal

Suppose a tenant location produces $1.5 million of operating earnings before rent under a consistent definition and pays $1 million rent. Coverage is 1.5 times. If those earnings fall 25%, coverage becomes 1.125 times. The remaining cushion narrows sharply even though revenue or headline occupancy might look stable.

Try it yourself

A property has a long lease, but its tenant is financially weak and the building is highly specialized. Does the lease length eliminate risk?

Show the worked answer

No. Payment depends on the tenant, and replacement may require time and capital. Assess guarantees, recovery prospects and alternative uses as well as the remaining lease term.
