A useful earnings note distinguishes reported facts, management expectations and your own interpretation. Focus on what changed the investment case rather than repeating the headline.
Establish the comparison first
Record the reporting period and compare it with an appropriate prior period. Confirm whether portfolio changes affect comparability. Separate total growth from same property growth and absolute earnings from per share earnings. A favorable headline may reflect an acquisition, a disposal gain or a change in adjustments.
Build an evidence table
Use columns for the metric, current reading, prior reading, definition and source page. Include occupancy, effective rents, NOI, FFO or relevant earnings, capital spending, distributions and financing. Add management guidance in a separate row labelled as an expectation. Do not present guidance as an achieved result.
Write the implication with uncertainty
Imagine NOI rises 4% but AFFO per share falls 2%. Possible explanations include interest expense, additional shares, maintenance needs or accounting adjustments. Investigate the bridge before attributing the decline to poor property performance. State which explanation is supported by the report and which remains a question.
Finish with a specific review trigger
A research note might conclude that the next refinancing or a large lease expiry matters more than the current quarter's small variance. Specify the evidence that would change your view and when it should become available. Preserve the earlier note so you can assess your reasoning over time rather than rewriting history after the price moves.
Try it yourself
A release says total FFO rose 8%, diluted shares rose 10% and the dividend was unchanged. What should a careful note avoid claiming?
Show the worked answer
It should not claim that earnings per share or dividend coverage necessarily improved. Calculate the per share change and inspect cash adjustments before drawing that conclusion.
